So I personally can't buy a house probably until next May. Thanks pro-tentant laws & covid & so on. Which might be okay. The RE market in DC is out of whack:
1) Building froze. Normally some % of supply is new houses.
2) Buying frenzy from folk who couldn't shop in March
3) Interest rates fell & prices naturally go up
4) Employment for 1/2 of society way down, but for everyone else no change. Prices responding to the healthy 1/2
5) Folk like me are structurally stuck in place (can't sell rentals, no one moving for jobs, etc)♡ 0 ↻ 06) People per housing unit probably going down
7) Case-Shiller almost to 2015/2016 peak which means, rent, don't buy, or wait.♡ 0 ↻ 08) Oh, it takes months, if not 12-18 months for houses to show on the market due to financial distress either unemployed owners or unemployed tenants & landlords who can get with the loss of rent. So those people will sell, but not all right now, but over the next year or more.
